The Fairfax Annual Town Report which was mailed last week contained a Zoning Administrator's Activity Report instead of the intended Zoning Administrator's Report -2007.

Here is a copy of what was intended to be in the Town Report. Additional copies will be available at Town Meeting.

Zoning Administrator's Report - 2007

Activity in the Zoning Office in 2007 was similar to 2006. Building Permits for new residential units continued at a brisk pace, as did permits for other structures. Based on the number of Certificates of Compliance we issued, one might conclude that the sale of existing homes has slowed somewhat.

Subdivision of land in Fairfax has diminished from previous levels, but certainly has not ceased. Twenty-two (22) subdivision projects were approved by the DRB in 2007, creating approximately seventy (70) new building lots. These, combined with a sizeable inventory of previously approved building lots, mean that there are ample lots to sustain the current rate of new construction for several years. The number of new subdivision projects under consideration has dropped from prior years, but is still substantial.

Revised Zoning Bylaws and Subdivision Regulations were adopted in August. The Planning Commission worked for over a year to produce these revisions. Their focus was to make the Bylaws and Regulations easier to understand and use, while maintaining their compliance with the Fairfax Town Plan and Vermont State Statutes. Early feedback confirms that the revisions are a definite improvement.

Finally, the Zoning Of/ice continues to try to assist property owners, attorneys, builders, engineers, appraisers and potential buyers who have questions about properties in Fairfax. The office is staffed part time, generally Monday through Thursday during the day, and Monday evenings. Please call or visit if you need assistance.
