8:00 PM – MOUNTAIN VIEW ASSOCIATES Sketch Plan Hearing for a 2-Lot Subdivision at 11 and 17 Mountain View Street (MV011 and MV 017)

The warning was read, introductions were made and interested persons sworn in.  J. Meunier explained that the elderly housing on Mountain View Street is built on 4 acres and he proposes to subdivide ½-acre (he does not have exact dimensions;  it could be as much as 5/8-acre.) from the larger parcel in order to build a single-story house.  He currently lives nearby and would prefer not to move away from that location. The ½-acre is located across Hunt St. from BFA Fairfax next to the tennis courts.  M. Casey asked about the density requirements in the Growth Center and was told by S. Taylor that there were no density limits in the new Fairfax Development Regulations for the Growth Center. B. Murphy said there was no need for a variance and recommended that this be classified a Minor 2-lot subdivision rather than Administrative Review.

Needed for Final Plat Hearing:

-J. Beers requested that Mr. Meunier identify the driveway access as either on Hunt St. or Mountain                 View St.

-S. Taylor said there was available municipal sewer allocation but they would need to drill a well; the                  Meunier’s will need to hire an engineer to survey the parcel; they will need an access permit.

C. Rainville moved to close the hearing; B. Murphy 2nd.  All in favor.

Respectfully submitted,

Martha Varney, Zoning and Planning Administrator.
