Planning Commission                       August 22, 2006         

 

FAIRFAX TOWN OFFICE

The workshop was called to order by G. Heyer at 7:30PM. The minutes from August 15, 2006 were reviewed.  A. Lemieux made a motion to accept the minutes from August 15, 2006. M. Hunziker second. All in favor.

 

The Town of Fairfax Flood Hazard Regulation Ordinance was reviewed.  S. Taylor and M. Hunziker had already sent the Selectboard their comments. The Planning Commission felt they were not qualified to comment on technical information. Some sections, such as reference to various zone areas, were unclear. The Zoning Administrator will draft a memo to the Selectboard with their comments.  The Zoning Administrator felt he could not enforce this ordinance with out specific information and guidelines.

 

M. Hunziker reviewed the information sent by Bill Rose of the Northwest Regional Planning Commission regarding parking regulations.  The section in the Fairfax Bylaws will be kept as is. The sections on two-lot subdivisions and boundary adjustments were revised again by M. Hunziker and S. Taylor. Most of this new wording will be included in the draft of the Bylaws. The report from Catherine Dimitruk from the Northwest Regional Planning Commission was discussed.  The Planning Commission will wait for input from the Development Review Board before they will make changes based on her recommendations.

 

Peg Stewart, School Board Chair requested the Bylaws reference the need for a developer to submit a school impact statement for all projects of 4 new homes or greater. The Planning Commission discussed this request and decided not to change the Bylaws.  A better option would be for the Zoning Administrator to regularly give the School Board information regarding new homes built. The requested changes to the Bylaws from the Selectboard continued to be discussed. 

 

9:00 PM M. Hunziker made a motion to adjourn.  R. Wimble second.  All in favor.
