Planning Commission Minutes                       July 21, 2009

 

FAIRFAX TOWN OFFICE

PC MEMBERS PRESENT: G. Heyer, M. Hunziker, A. Lemieux, R. Wimble, D. Brown

PUBLIC PRESENT:  S. Taylor – ZA, G. Brunswick – NRPC

 

7:00 PM   G. Heyer called the meeting to order.  The minutes from the regular June 16, 2009 meeting and the Community Forum on June 23, 2009 were reviewed.  M. Hunziker made a motion to approve the minutes from June 16, 2009 and June 23, 2009.  A. Lemieux second.  All in favor.

 

The discussion focused on the Community Forum.  Topics included the Growth Center and Conservation District boundaries, minimum lot sizes, and setbacks.  The table below summarizes the consensus conclusions reached at this time:

Lots smaller than the minimum lot size may be allowed in PUDs.  The PUD section still needs to be addressed.  The Board also reached consensus about some special setback situations:

             1.  A 200 foot setback along the Lamoille River

             2.  Structures exempt from a permit do not need to meet the side and rear setbacks

             3.  Additions to non-conforming structures within the setback area, which do not increase

                  the non-conformity, should be allowed.

 

Greta will prepare an updated draft of articles 1, 2 and 3 for the next meeting. 

It was agreed that the PC would only meet once per month for now.

The next meeting date is to be confirmed with Greta.
