Planning Commission Minutes                     Tuesday, June 1,  2010

 

FAIRFAX TOWN OFFICE

PC MEMBERS PRESENT: G. Heyer, M. Hunziker, A. Lemieux, D. Brown, R. Wimble

PUBLIC PRESENT: G. Brunswick, NRPC

 

7:00 PM     M. Hunziker made a motion to accept the minutes from May 11, 2010.  D. Brown second. All in favor.

 

G. Brunswick continued with the changes to the Regulations.  She finished the definition section and then projected the full document pointing out various changes that have been made and discussed.  Various areas were discussed including:

            Lots; Land Use; Minimum lot area;  Minor Subdivisions ( changed from 10 years to 5 years);  Non-

            conforming lots; Non-conforming structures;  Setback-road; Set back-yard (steps no longer allowed in

            setback); Structure;  “Street tree” to be added to definitions; Survey plat and plot plans (drawn to scale);

            Zoning Permit; Mixed uses; Overlay district; PUD density; Mylars; Easements; Lots in more than one

            District; Directional signs; Steep slopes; Water Quality; Small off grid energy systems; and Storm

            water.

 

The next meeting will be on June 8, 2010 to discuss a summary of changes.

 

The DRB and Selectboard will be invited to a joint meeting on June 29, 2010 to present a draft of the new regulations.  A copy of the draft will be given to each Board member to read. Meetings with each Board will be scheduled at a future date to discuss written comments.  Public Meetings will be held at a future time.
