Planning Commission Minutes                     Tuesday, March 2,  2010

 

FAIRFAX TOWN OFFICE

PC MEMBERS PRESENT: G. Heyer, M. Hunziker, A. Lemieux, D. Brown, R. Wimble

PUBLIC PRESENT: G. Brunswick, NRPC

 

7:00 PM   G. Heyer called the meeting to order. The minutes from February 16, 2010 were reviewed. 

M. Hunziker made a motion to accept the minutes from February 16, 2010.  D. Brown second.

All in favor.  G. Brunswick is still working on the first full draft for the Planning Commission to review. 

 

S. Taylor asked about regulations for adaptive re-use of historic structures.  The benefits of such regulations would be to preserve historic structures.  This could be accomplished by giving incentives that could relate to

parking, density, set backs, frontage, height of buildings, signs, types of uses, and/or others.  G. Brunswick will draft language to encourage the re-use of historic structures.  Per M. Hunziker, parking waivers would be a very important incentive.

 

S. Taylor also asked about frontage requirements. The Board previously agreed that there will be no minimum frontage requirements for subdivided lots.  Access would be required by access to town roads, private roads, or appropriate ROW as approved by the DRB.  Minimum width of lots was also discussed.  Irregular shaped lots are usually created by subdividing existing irregular shaped lots.  G. Brunswick will also work on clarifying the Definition Section.

 

8:00 PM  M. Hunziker made a motion to adjourn.  A. Lemieux second.  All in favor.

 

The next meeting will be on April 6, 2010.
