Planning Commission Minutes                     Wednesday, February 16, 2010

 

FAIRFAX TOWN OFFICE

PC MEMBERS PRESENT: G. Heyer, M. Hunziker, A. Lemieux, D. Brown, R. Wimble

PUBLIC PRESENT: G. Brunswick, NRPC

 

7:00 PM   G. Heyer called the meeting to order. The minutes from February 3, 2010 were reviewed. 

A. Lemieux made a motion to accept the minutes from February 3, 2010.  M. Hunziker second.

All in favor.

 

The general discussion focused on Article 5, General Regulations and Review Standards:       

   *  Height of buildings

   *  Dumping and Land filling

   *  Non-conforming uses

   *  Existing small lots

   *  Parking

   *   Signs

   *  Wastewater and Water Supply

   *  Home business, home occupation and home industry

   *   Mobile Homes and Mobile Home Parks (to be clarified in definitions)

G. Brunswick will change some of the above mentioned sections and will only make minor changes to others.

 

Riparian Buffers were discussed.  The Board agreed on a 50 foot setback from all named streams.  Wetlands are regulated by the State. 

 

G. Brunswick gave the Board a hand out titled “Developing Regulations for Adaptive Re-Use of Historic Structures, Discussion Points and Example Language” This subject will be discussed at the next meeting. 

 

Once the first draft has been completed, the Planning Commission will edit the first draft.  G. Brunswick mentioned the possibility of presenting the second draft to the Selectboard and the Development Review Board at a joint meeting.  Each of the Boards will then have time to review the new Regulations and to make written comments, to be discussed at a follow-up meeting with the individual Boards.

 

8:40 PM  M. Hunziker made a motion to adjourn.  D. Brown second.  All in favor.

 

The next meeting will be on March 2, 2010.
