Planning Commission                       January 2, 2007         

 

FAIRFAX TOWN OFFICE

PC MEMBERS PRESENT: G. Heyer, M. Hunziker, A. Lemieux, P. Hudson, R. Wimble

Public Present:  Skip Taylor, Zoning Administrator

 

The meeting was called to order by G. Heyer at 7:30PM. The minutes from December 5, 2006 were reviewed.  R. Wimble made a motion to approve the minutes of December 5, 2006. A. Lemieux second.  All in favor. The minutes from December 19, 2006 were reviewed.  A. Lemieux made a motion to approve the minutes of December 19, 2006. R. Wimble second.  All in favor.

 

Election of officers was held. P. Hudson nominated Greg Heyer as chairman. M. Hunziker second. M. Hunziker made a motion to close the nominations for chairman. R. Wimble second. All in favor.  All in favor of electing Greg Heyer as chairman.  A. Lemieux made a motion to elect Richard Wimble as Vice Chairman. P. Hudson second.  All in favor.  A. Lemieux made a motion to elect Mark Hunziker as Clerk.  P. Hudson second. All in favor.

 

The subject of adding additional uses to other districts was discussed.  Controlling growth and sprawl was talked about.  The Board would like to talk to someone from Northwest Regional Planning Commission, before they make any major changes to what is allowed in various districts. The Zoning office will make the arrangements for a visit from NRPC, hopefully on a Tuesday night. 

 

Planned Unit Developments (PUDs) were discussed. A. Lemieux is not in favor of a ten acre minimum for a PUD.  S. Taylor handed out two sheets with suggested changes. Common land will not be a requirement of a PUD. The density exemption for un-developable land will remain as is. It was decided that the definition of PUD should be changed, and that a density bonus menu should be implemented. All PUDs will be granted a 10% density bonus, with an additional 2% bonus given for each menu item, which is met by the project.

 

The third major discussion centered on roads versus driveways.  The memo from the Fairfax Fire Department was discussed. A shared driveway will remain with a maximum of three residences. Section 105,11 in Appendix D, Road Standards - regarding Driveways, Entrances and Approaches, will be modified to add specific dimensions for: width, hammerheads, and passing lanes for long driveways.

 

9:45 PM, M. Hunziker made a motion to adjourn.  P. Hudson second.  All in favor. 

 

Next meeting will be changed to January 23, 2007, at 7:30PM due to a joint meeting with representatives from the Northwest Regional Planning Commission.
