Wm. Bowman Administrative Review of a
2-Lot Subdivision at 392 Sam Webb Rd.

7PM- J. Heyer called the meeting to order. The public notice was read, introductions made, and interested persons sworn in.
Skip explained that the original 9.28 acre lot will be subdivided into a 2.2 acre lot containing a single-family home (Lot 1) and the remaining acreage of 7.08 acres identified as Lot 2. Lot 2 will remain a deferred lot until a State permit is issued. The subdivision meets the density requirements. Access to Lot 2 will be from Potter Rd. Ownership of a portion of the property on the northern border (along Potter Rd) that was previously unclear has been resolved. Skip said the subdivision meets all the applicable provisions.
There were
questions from the Board regarding access to Lot 2, deed references, density
calculations, rights-of-way, and the necessary upgrade of Potter Rd. Before a certificate of occupancy is issued
on any future residence on Lot 2, the portion of Potter Rd. that will be used
as access must be upgraded to current road standards.
Public Input
Tom Grace asked about a shallow well on Bowmans property to which the Graces have rights and how any future septic on Lot 2 would affect it. (State permits require well protection from septic).
There were no other questions.
7:30PM- B. Murphy moved to accept the Zoning Administrators recommendation for approval; C. Rainville2nd. All in favor.
The Findings of Fact and Order was signed by J. Heyer for the Board.
